Choosing A Listing Agent
Qualities Of The Successful Listing Agent

There are a number of important factors in choosing a listing agent: Experience with your type of property, marketing skills, negotiation skills, communication skills and follow through.
If the agent you are dealing with has little or no experience with your type of property (price range, style, neighborhood, etc.) you are doing yourself a great disservice to use them.
Marketing skills are of paramount importance in getting your property exposed to the RIGHT prospective buyers. Choosing and effectively implementing the right mediums and tools to get this done in the fastest and most efficient manner will make the difference not only how fast your home sells, but how close you get to the market value for it.
Selling Real Estate involves negotiations at all levels of the transaction. Make sure your agent is an expert negotiator and not afraid to be BOLD when necessary to get you every penny possible out of your property.
Communication skills and follow through are what set the superior agent apart from the "not so superior" agent. I can't count the number of times I've had to deal with other agents that just never seemed to be "available" and when you do get ahold of them, they never seem to be on top of the information pertaining to the property they are representing because they are trying to manage too many listings. Make sure your agent will commit to responding to you within no more than a couple hours and be available on short notice to show your property and respond to any offers that come in within the same day they are received.
Follow through is crucial in Real Estate transactions due to the many details involved with the legal documents, loan papers, home inspections, appraisals and closing procedures that all need to be managed expertly to accomplish the sale. An agent that appears scattered or "too busy" will certainly be dropping the ball somewhere along the line and increase your risk of extra expense or potential reduction of net sale value received on the sale of your home. I purposely limit my listing load to around 10 listings maximum - so I can deliver PERSONAL HANDS ON SERVICE to each and every listing client without sacrificing quality. Doing this puts limits on my income, but I have made a concious choice to pursue QUALITY over QUANTITY and it shows in how my clients feel after the transaction is completed.
