When you go to buy a home, there are always two agency relationships involved: Seller's Agency and Buyer's Agency. The person who's name is on the sign in the yard is the SELLER'S AGENT and represents the interests of THE SELLER. If you buy that home without having someone to represent your interests as THE BUYER, you are potentially doing yourself a great disservice. I have taken many hours of classroom instruction and passed a written examination to attain the title of Accredited Buyer's Representative or ABR, which is a designtation sponsored by and sanctioned by the National Association of Realtors.
